Consented Haringey scheme far exceeds London Plan housing density through 'exemplary design'
Our mixed use residential scheme on West Green Road in north London, has received planning consent, far exceeding London Plan housing density requirements by 38%. The scheme is a clear demonstration that design excellence rewards our clients with significant added development value. The London Plan stipulates that housing density above the specified range is only justifiable in exceptional circumstances, where proposals are ‘demonstrably of exemplary design’.
The proposals seek to demolish a dilapidated building on the site and replace it with a new modern but contextual building, which includes a ground floor commercial unit and 8 high quality apartments on the upper floors. The scheme has been carefully designed to maximise the development capacity of the site, whilst significantly improving the local streetscene.
The material palette of red brick, pale concrete and anodised aluminium reflects the colors and tones of neighboring historic buildings. The simple, carefully detailed brickwork is articulated with large contemporary windows to provide ample daylight and ventilation to internal spaces. The building has a clear composition of a base, middle and top. Its volume is sculpted to respond to its urban location, marking the corner at its highest point, with balconies and windows cut into the mass, and stepping down to form a mews scale to the adjacent street. The result is a highly contextual, space-efficient solution on a tight urban site.
